Strategic Business Park Dolní Lutyně

The Strategic Business Park project in Dolní Lutyně would mean the creation of a project focused on modern, automated production and innovation with maximum emphasis on sustainability.

The aim is to build an example of a modern project that respects nature and uses as much renewable energy as possible. This includes efforts to minimise greenhouse gas emissions and optimise energy and water consumption. Prepared and processed material will be imported, which will then be gradually used to create the final products in a quasi-laboratory environment.

The aim is for the business park to be powered as much as possible by renewable sources, including solar panels that will be installed in and around the site. Water recycling systems, advanced waste management and emission treatment technologies will be implemented to minimise the impact on local ecosystems.

The business park will be separated from its surroundings by a green belt designed to create not only a visual but also an acoustic barrier between the site and its surroundings. It is envisaged to create noise barriers at the start of the development and to green it as soon as possible with suitable trees. The impact of site and operational traffic on the surrounding villages will be minimised as the park will be directly connected to the D1 motorway and the railway.

The project will negotiate with communities and citizens over their demands and suggestions for improvement measures that minimize the impact of construction and traffic on the local community. We intend to enter into a memorandum of cooperation with neighbouring municipalities and create a platform for regular information transfer between the government and citizens. The output of this platform will be legally binding contracts between the municipalities and the state that guarantee the terms of implementation.

Strategic Business Park Cheb

  • Creation of new highly qualified jobs with a financial reward exceeding by 20-30% the current average wage in the region.
  • Responsible construction concept - green belt around the whole zone, responsible water management, connection to the railway.
  • Close cooperation between the state, county and city in the development of the zone.
  • Further support of the development of the region and the city by co-financing the development of housing, education and amenities by the state.
  • Start of construction in 2027.

The business park with an total area of 142 ha is located in the western part of the Czech Republic, in the Karlovy Vary Region, 5 km from the town of Cheb. The business park has a direct connection to the D6 motorway (Prague – Karlovy Vary – Cheb), which is connecting Germany with the central part of the Czech Republic.

Three border crossings with Germany are within a 20-minute drive from the business park. In close proximity to the zone there is an important railway junction, which is crossed by several railway lines leading to different parts of central Czech Republic (Plzeň, Karlovy Vary, Ústí and Labem) and Germany (Nuremberg, Plauen – Leipzig).

The Strategic Business Park Cheb is located on the outskirts of the city, outside the residential area, in the vicinity of the Industrial Park Cheb I., where a number of companies from various industrial and logistics sectors operate.

The concept of the entire park includes sustainable elements such as responsible water management, the possibility of placing RV panels both within the buildings and on the paved areas of the park, the use of certified green electricity, connection to rail transport, etc. A 40-metre wide green belt will be built around the entire zone.

The strategic Business Park Cheb is an area designed for creation of a new modern industrial sector with high added value. The supported projects are mainly high-tech and mid-tech sectors. The production of electronic and optical equipment, aerospace, semiconductor industry and power chips, clean and autonomous mobility – motors and batteries for electric vehicles, production of technological parts or units related to renewable energy sources, medical and pharmaceutical products, production of technologies for the healthcare or defence industry. Support for these sectors can make a vital contribution to economic transformation and make the Karlovy Vary Region a centre of modern industry.
